Recurring Fees
Rent Collection & Management Commission
A percentage fee based on rent collected. This covers the day to day work associated with collection and accounting for monies received, payments, property inspections and managing your obligations as lessor including organising repairs.
Administration
A monthly fixed amount. This covers the costs associated with access to subscription services including trust account software, maintenance co-ordination, document storage.
Per Use Fees
Letting
A percentage of weekly rent at the commencement of each new tenancy. This covers the work associated with sourcing a new tenant, assessing suitability, inspections and ensuring all your lessor obligations are met.
Reletting
A percentage of weekly rent or fixed amount fee upon entering into a new agreement with a current tenant. This covers the work associated with negotiating a new agreement and ensuring all your lessor obligations are met.
Tenant Invoicing
A percentage of amounts invoiced to tenants. e.g. utility payments, loss of rent compensation N.B. Compensation for this expense can be sought if due to a tenant’s breach of the agreement.
End of Financial Year
A fixed amount to provide a summary statement of all income and expenditure for a financial year
Tribunal Hearing
An hourly rate for representation at QCAT including document preparation and lodgement time. N.B. Landlord insurance policies may provide cover for this expense
Change of Tenancy Agreement
A fixed amount to process an amendment to a current tenancy agreement N.B. Compensation for this expense can be sought if incurred as a result of a request by the tenant e.g. individual occupants vacating or entering the property.
Additional Inspection
A fixed amount to carry out an additional inspection N.B. Compensation for this expense can be sought if incurred as a result of a breach of the agreement by the tenant e.g. the property is not presented to an acceptable standard at the end of a tenancy. The tenant arranges further cleaning and an additional inspection is required to check.
