Applying For A Property

Renting the right property can feel overwhelming, especially when you’re unsure what information is needed or how long the process will take. At Jeff Jones Real Estate, we’re here to make things easier.

By ensuring you provide all the required information upfront, you can help us process your application quickly and keep things moving smoothly toward securing your new home.

How To Apply

Most applicants choose to apply online using 2Apply via our website. Simply click the Apply button on the property listing for your preferred home to begin your application.

If you prefer, you may submit your application using the RTA form by emailing it to us, dropping it into our office, or providing it at a property inspection.

What Information Should I Provide?

To support your application, you’ll need to provide documents that verify your identity, show your ability to pay rent, and demonstrate your rental history. The information below reflects what is required under Queensland tenancy legislation. You’re also welcome to provide any additional information if you feel it is relevant to your application.

1. Proof of identity

Provide two forms of identification to verify your identity. These may include:

  • Government-issued photo ID (e.g. passport, driver’s licence)
  • Birth certificate
  • Medicare card or Centrelink card
  • Other government-issued documents
2. Evidence of Financial Ability to Pay Rent

Include two documents to demonstrate your ability to meet rental payments, such as:

  • Recent payslips
  • Bank statement (with only name, address, and balance visible — no transaction history required)
  • Centrelink income summary
  • Employment offer or contract
  • Notice of Assessment or letter from your accountant (if self-employed)

If you’re not currently earning income, you can provide savings evidence or other documentation you feel is relevant.

3. Rental or Housing History

Provide two documents to demonstrate your rental history or housing suitability. These may include:

  • A rental reference including tenancy ledger from your current or previous agent/lessor

  • Personal reference

Helpful Notes for a Smooth Application

We aim to make the application process as straightforward and stress-free as possible. To facilitate a quick application turnaround, please note the following information:

  • Each adult applicant must complete a separate application form. Children can be included on a parent or guardian’s application.
  • Include any supporting documents as outlined in the application form, and feel free to provide any additional information you believe may assist with your application.
  • You will have the opportunity to review the General Tenancy Agreement, including any terms and special conditions, before any payment is made or a lease is signed.
  • Incomplete applications cannot be processed.

Payment

After you have received the General Tenancy Agreement, you will be required to pay the first two weeks’ rent and the full bond before the commencement of your lease.

Information Verification

To verify the information you provide in your application, we may contact tenancy databases such as TICA and NTD, as well as your nominated employer, referees, and any current or previous agent or lessor.
