Getting Ready For Your Tenancy

The following important information will assist new tenants in being aware of our tenancy policies and procedures.

Utility Relocation & Connection

We are pleased to offer our obligation-free Move Me In service at no cost. You will receive an invitation to assist with connecting all utilities, as well as removalists, storage, and other services.

You can find out more at www.jjre.com.au/connect

Ongoing Rent Payments

You can find more about your obligations regarding approved rent payment methods and payment timing here.

Please ask if we can assist in setting up your preferred payment method.

Tenancy Agreement

Tenancy agreements are sent via DocuSign. Please note, the agreement must be signed by all parties prior to possession, as such we recommend you sign as soon as possible to ensure no delays on moving day.

Entry Condition Report

An Entry Condition Report is sent electronically prior to key collection with instructions on how to complete.

Important Tenancy Terms

We recommend you read the following articles to familiarise yourself with important terms of your tenancy.

Payment of Rent – How and when your rent is to be paid

Repairs & Maintenance – How to lodge maintenance requests, including emergency maintenance procedures

Smoke alarms – An overview of landlord and tenant responsibilities

Routine Inspections – How often we inspect properties, what we are inspecting and how to advise of any issues with your property

Keys – Our policy regarding the supply of keys and misplaced keys

Insurance

As a tenant, your personal belongings are not covered under the Lessor’s insurance policy, which only pertains to the property itself. We strongly recommend that you secure contents insurance to safeguard against a variety of unforeseen events, ensuring the protection of your valuable possessions.

Possession

Please note that possession will be granted once the following has been fulfilled:

  • Tenancy Start Date – your tenancy start date has commenced, as per your tenancy agreement
  • Rent – your first 2 weeks rent has been received by our agency
  • Bond – your full bond payment has been received by our agency

It is important to note we are unable to issue keys early, or grant access to the property any earlier than the allocated tenancy start date.
